If you’re buying a new home, it can be a very exciting time. While you’re shopping for your new home, you don’t want to be hit with sudden surprises like strange leaks, bugs and other pitfalls that can cost you money in the long run. Termite and other pests

Be on the lookout. Termites might be invading that new home you’ve just fallen in love with, but how can you tell? For starters, look at the wood around the frame of the home. You can also check in the back yard area near any wood or patio furniture that might have wood. If they have termites, you may see small holes and tiny bugs with wings. While you can always call an exterminator, termites can cause a lot of damage.

When you are looking at the home, be sure to check the basement and attic space for small droppings which might be indicative of mice or other pests. if you see a lot of droppings or burrowing holes, this can alert you to an infestation problem.

Mold and dry rot

When you inspect the basement and bathrooms, be sure to look at the wood, walls, tile and bathroom fixtures. The basement or attic, if it has wood, may have old beams, so look for fraying or warped wood which may indicate that there are structural problems. If you see signs of black dirt on the walls or in the bathroom, this might be mold. Mold can cause severe sickness if left untreated and if it’s found in a house, it can be very expensive to remove. It might mean that the home had flooding or a leak that was left untreated.

Leaks and rain damage

Other telltale signs to look for when inspecting a new home include holes in the roof when you see the attic and large water spots on the ceilings. If the roof is left unrepaired, this can be very expensive to repair if mold has set in. Rain or flooding damage can get into the walls and quickly lead to mold in the walls. If you’re unsure of what you’re seeing, ask the realtor or homeowner if they’re showing their own home. When in doubt, have it inspected to verify and confirm your suspicions.
